Figures are statistics computed from Dubai Land Department open data for the period shown. They describe past registered transactions and contracts; they are not investment, financial or legal advice, not a recommendation to buy, sell or rent any property, and not a valuation of any property. Past price changes do not predict future ones. Gross yield is the median new rent divided by the median ready price; net yield also deducts the owners’ association service charge and nothing else (no vacancy, maintenance, fees, financing or tax). Projects are ordered by the rule stated in each table, not by merit.
