The change compares the two periods home type by home type (class and bedrooms, at least 5 sales of a type on both sides), weighted by the later sales, so a shift from studios to larger homes does not read as a change in price; it is shown where those types hold at least 60% of the later sales. The two medians count every home sale, so their mix can differ.
