Launch price is the median AED/sqft of off-plan home sales in the first 90 days after the first of them was registered, against the median of the project’s home sales in the last 12 months, ready and off-plan, leaving out any from those 90 days; plots and whole buildings count on neither side. The change compares the two periods home type by home type (class and bedrooms, at least 5 sales of a type on both sides), weighted by the later sales, so a shift from studios to larger homes does not read as a change in price; it is shown where those types hold at least 60% of the later sales. The two medians count every home sale, so their mix can differ.
